6. Conveyancing
When your offer is accepted it is time to instruct a solicitor. Our recommended lawyers are highly regarded. Ask us for an introduction. Once your solicitor is appointed all parties will receive a memorandum of sale detailing the address, all parties concerned, the price and any special conditions. Let us know of any changes as soon as possible.
When you instruct a solicitor, they will send you some initial documents to complete about you and the property, along with a request for payment on account normally around £300. The sellers’ solicitors will provide your solicitor with a contract pack, which includes the contract, deeds and property information forms. Some initial forms will be sent to you to review at the outset. Your solicitors will then order searches and raise any necessary enquiries on the contract pack. If you are having a mortgage you will also need to progress this with your broker so the valuation can be set.
Generally, Freehold purchases take around 6-8 weeks from the point the contracts are issued by the solicitors, however this does tend to be longer where there is a chain or if the property is Leasehold
