Buyers Guide

1. Register with Abode


Receive priority notification of new properties for sale before they appear online. Tell us about your dream home and if we don’t already have it on our books, we will make it our mission to find it. Selling? Request a free valuation so you have an idea of what you can afford.

 

2. Pre-qualification


Our specialist mortgage advisors can help you to get ahead in the process.  With a deep understanding and access to the very best home loans from the whole of the market, we will work out what you can afford, offering specialist mortgage advice and preparing your application ready for you to make your move.

 

3. Online


The internet is a great place to look at properties, but the choice can be overwhelming. Give us a clear brief and we will present you with hand-selected homes that meet your requirements regardless of the listing agent.

 

 

4. Viewings


When it comes to viewings, we are personally able to assist you.  Our team are local experts, on hand and happy to help guide you from the best schools in the area to watering holes, coffee outlets and dog groomers in Wigan and beyond. Ask lots of questions, it's our job to know.

5. Offer


Once you have found the home for you, it is  time to get your offer in place.  This stage can be quite daunting so let our specially trained team take the lead.  We will contact the seller and make your best offer official. By law we are bound to notify the seller of all offers received.  There may be a period of negotiation before a price is agreed but we’ll let you know as soon as any offer has been accepted. We understand communication at this stage is crucial, so we will keep you informed every step of the way.

6. Conveyancing


When your offer is accepted it is time to instruct a solicitor.  Our recommended lawyers are highly regarded. Ask us for an introduction. Once your solicitor is appointed all parties will receive a memorandum of sale detailing the address, all parties concerned, the price and any special conditions.  Let us know of any changes as soon as possible.

When you instruct a solicitor, they will send you some initial documents to complete about you and the property, along with a request for payment on account normally around £300. The sellers’ solicitors will provide your solicitor with a contract pack, which includes the contract, deeds and property information forms. Some initial forms will be sent to you to review at the outset. Your solicitors will then  order searches and raise any necessary enquiries on the contract pack.  If you are having a mortgage you will also need to progress this with your broker so the valuation can be set. 

Generally, Freehold purchases take around 6-8 weeks from the point the contracts are issued by the solicitors, however this does tend to be longer where there is a chain or if the property is Leasehold

 

 

7. Valuation


If you are pre-qualified by ABODE Financial services then this will already be in hand, if not we can still help you get the best deal and the quickest turn around.  

8. Survey


Normally the age, construction and condition of the property you want to buy will dictate what survey is best.  Wait for your mortgage valuation survey, this will detail if any other investigations are necessary.  We work closely with a number of RICS Chartered surveyors, contact us to discuss your requirements.

9. Exchange


This is one of the most important milestones in any property purchase. Exchange is when the signed contracts binding the buyer and seller to the deal are swapped and a buyer’s deposit is transferred to the seller’s solicitor’s holding account. 


10. Completion

Congratulations. Moving day is here!
Completion is when a buyer’s mortgage funds
are transferred from their solicitor’s account to that
of the seller’s, and the keys are released to the new owner.
